Terms of Service
Last updated November 7, 2026
These terms govern your use of Appraisely and this website, provided by Arcane Software LLC (“Arcane Software”, “we”, “us”). By creating an account or using Appraisely you agree to them. If you do not agree, do not use the service.
ParcelAtlas, our property list builder at app.parcelatlas.io, has its own terms: ParcelAtlas Terms of Service.
The service
Appraisely is a browser-based workbench and iOS app that helps licensed residential appraisers prepare appraisal workfiles and the structured data for the Uniform Residential Appraisal Report (URAR), and generate output in the GSE Uniform Appraisal Dataset (UAD) 3.6 and MISMO v3.6 formats. Appraisely is in active development; features may change, and some are not yet complete.
Who may use it
Appraisely is intended for state-licensed or certified appraisers and their authorized staff. You confirm that you will use it only for lawful professional purposes, and that the information you give us is accurate.
Your account
You are responsible for your account, for keeping your password confidential, and for all activity under it. Tell us promptly if you suspect unauthorized use.
Professional responsibility
Appraisely is a software tool. It does not provide appraisal opinions, legal advice or compliance advice. You remain solely responsible for your professional judgment, for the accuracy and completeness of every report, for compliance with USPAP, state licensing rules and the requirements of your lender, appraisal management company or client, and for reviewing all output before you sign or deliver it. Validation checks and generated files are aids, not guarantees that a report will be accepted by any lender or by the Uniform Collateral Data Portal.
No affiliation with Fannie Mae or Freddie Mac
Appraisely is built around publicly available specifications. We are not affiliated with, endorsed by or certified by Fannie Mae, Freddie Mac or the Federal Housing Finance Agency, and nothing in the service should be read as such. Appraisely does not submit reports to the GSEs; reports reach them through your lender or appraisal management company.
Your content
You own the content you enter or upload. You give us permission to store, process and display it only as needed to run and support the service for you. You are responsible for having the right to use that content and for protecting any confidential information of your clients in line with your professional duties. See our Privacy Policy for how we handle it.
Data from public sources
Parcel details, comparable sales, census tract and geocoding results come from public records and third-party services. They may be incomplete, out of date or wrong. Verify anything you rely on with the original source before putting it in a report.
Acceptable use
- Do not use the service unlawfully, or to produce fraudulent, misleading or biased reports.
- Do not attempt to access other users’ data, probe or disrupt the service, bypass its limits or security, or reverse engineer it except as the law allows.
- Do not resell, share account access outside your organization, or use the service to build a competing product.
We may suspend or end access if these terms are broken or if needed to protect the service or other users.
Fees
If we introduce paid plans, the price and billing terms will be shown before you subscribe, and we will give notice before any change takes effect.
Our rights
Appraisely, its software and its branding belong to Arcane Software LLC or its licensors. We grant you a limited, non-exclusive, non-transferable right to use it under these terms. Feedback you send us may be used to improve the service without obligation to you.
Availability and changes
We work to keep Appraisely available and to protect your data, but we do not promise uninterrupted or error-free service. Please keep your own copies of anything you cannot afford to lose. We may change or discontinue features, and we will try to give reasonable notice of significant changes.
Disclaimer of warranties
To the fullest extent permitted by law, Appraisely is provided “as is” and “as available”, without warranties of any kind, whether express or implied, including merchantability, fitness for a particular purpose and non-infringement.
Limitation of liability
To the fullest extent permitted by law, Arcane Software will not be liable for indirect, incidental, special, consequential or punitive damages, or for loss of profits, data, business or goodwill, arising from your use of the service. Our total liability for any claim is limited to the amount you paid us for Appraisely in the three months before the claim, or $100 if you paid nothing. Some jurisdictions do not allow certain limits, so parts of this section may not apply to you.
Termination
You may stop using Appraisely and ask us to delete your account at any time. We may suspend or end your access as described above. Sections that by their nature should survive termination, including ownership, disclaimers and limits of liability, will survive.
Governing law
These terms are governed by the laws of the State of Idaho, without regard to its conflict-of-law rules. Courts located in Idaho have exclusive jurisdiction over disputes, except where the law requires otherwise.
Changes to these terms
We may update these terms and will post the new date above. Continuing to use the service after a change means you accept it. For material changes, we will notify account holders by email.
