Appraiselyby Arcane Software LLC
Built for UAD 3.6

The URAR workfile, built for the independent appraiser.

Appraisely is a browser-based workbench and iOS app that helps licensed residential appraisers build the appraisal workfile and the structured data behind the Uniform Residential Appraisal Report.

What an appraiser gets

Tools for the parts of an assignment that take the most time, with the data kept in the structure UAD 3.6 expects.

URAR data entry

Subject property and assignment details across the URAR sections: site, improvements, market conditions, comparable sales, adjustments, reconciliation, and certifications.

Room-by-room measurements

Enter rooms and dimensions, and the totals roll up to gross living area by floor.

Find Comparable Sales

Search nearby sales from public-record parcel and sales data instead of retyping them from county sites.

Parcel and APN lookup

Pull parcel details by address or APN, with census tract and geocoding help to cut manual entry.

Validation and auto-save

Range and format checks as you type, plus auto-save with crash recovery so a closed tab does not cost you work.

UAD 3.6 XML export

Builds MISMO 3.6 XML from the appraiser's own data, ready to hand to the lender or AMC.

Who it is for and how it fits

Appraisely is aimed at independent appraisers, especially small firms and sole practitioners who want an affordable tool.

Our users

State-licensed and certified residential appraisers who complete assignments for lenders and appraisal management companies.

Delivery

Appraisely does not deliver to the GSEs directly. Reports reach UCDP through the lender or AMC, as they do today.

Security

Hosted on Vercel with a Supabase (PostgreSQL) database. Data is encrypted in transit and access-controlled per user account.

Where we are

In active development. The UAD 3.6 XML generator is built and tested against GSE sample files. We are extending coverage to condo, 2–4 unit, manufactured home, and co-op properties.
