Privacy Policy

Arcane Software LLC (“Arcane Software”, “we”, “us”) makes Appraisely, a workbench for licensed residential appraisers, and this website. This policy explains what we collect when you use Appraisely at appraisely.parcelatlas.io or visit this site, how we use it, and your choices.
ParcelAtlas, our property list builder at app.parcelatlas.io, is also operated by Arcane Software LLC and has its own policy: ParcelAtlas Privacy Policy.
Information we collect
- Account information. Your name, email address and password. Passwords are stored only as a salted hash by our authentication provider. If you belong to an organization, we also store its name and member invitations.
- Appraisal workfile content. What you enter or upload to prepare assignments, such as subject property details, site and improvement data, room measurements, comparable sales and adjustments, photos of comparables, certifications, reconciliation, and your appraiser license details and default wording. This can include personal information about property owners, borrowers and clients, depending on what you choose to enter.
- Activity records. An audit log of changes to your assignments, so your work can be recovered and reviewed.
- Technical data. Standard server logs such as IP address, browser type and time of request, kept for security and troubleshooting.
How we use information
- To run Appraisely: store and auto-save your work, look up parcels and comparable sales, and generate your exports.
- To secure the service, prevent abuse and fix problems.
- To contact you about your account, security and important changes to the service.
We do not sell your personal information, and we do not use your workfile content for advertising. We do not use it to train machine-learning models.
Your workfile belongs to you
You own the content you put into Appraisely. We process it only to provide the service to you. We understand that appraisers have professional duties of confidentiality to their clients, and we limit access to your workfile content to what is needed to operate, secure and support the service.
Service providers and outside services
We rely on providers to operate Appraisely. They handle data only to provide their service to us.
- Supabase for sign-in, database and file storage.
- Vercel for hosting.
- U.S. Census Bureau geocoder and OpenStreetMap Nominatim for address lookup, geocoding and census tract help. When you use these features, the address you are looking up is sent to those services.
- Google Fonts and public code libraries are loaded from their content delivery networks when you open the site, which means those providers can see your IP address.
We may also disclose information if required by law or to protect our rights, safety or the security of the service.
Cookies and local storage
Appraisely uses your browser’s local storage and similar technology only to keep you signed in and to remember your settings and unsaved work. We do not use advertising trackers.
Security
Data is encrypted in transit, and access is controlled per user account. No system is perfectly secure, so we cannot guarantee absolute security. Please use a strong, unique password.
Retention and deletion
We keep your account and workfile content while your account is open. You can ask us to delete your account and its content at any time by emailing us. We may keep limited records where required by law or to resolve disputes, and backups may persist for a short time after deletion.
Your choices and rights
You can access, correct, export or delete your information by using your account or emailing support@parcelatlas.io. Depending on where you live, you may have additional rights under state privacy laws, and we honor valid requests.
Children
Appraisely is for licensed professionals and is not directed to children under 13. We do not knowingly collect their information.
Changes to this policy
We will post changes here and update the date above. For material changes, we will notify account holders by email.
